Tenants’ Guide to Fee

It is important that you read it carefully so as not to delay the securing of a property.

TENANCY APPLICATION/REFERENCES

When a suitable property to rent has been found ALL persons aged eighteen or over will need to complete an Application Form and will be named in the Tenancy Agreement. References will be taken up, which may include a credit reference, an employer’s reference, an accountant’s reference if applicable and a previous landlord reference.

A payment to indicate your commitment is required when you submit your application and is held against expenses and fees incurred. The payment is non-refundable should you change your mind. If however the Landlord turns you down on referencing or withdraws the property from the market you will be partly refunded.

Please note that this payment does not constitute a tenancy or offer of a tenancy but is proof of your serious intention to proceed.

TENANCY AGREEMENT

Before any tenancy begins you will sign a Tenancy Agreement setting out the landlord’s and tenant’s obligations. Once the Tenancy Agreement has been signed by you and the landlord it is legally binding.

Should you change tenants at any point during the tenancy you must inform us and, subject to your landlord’s agreement (which might include the need to take up new references) we will prepare new documents for signature.

SECURITY DEPOSIT

You will be required to pay a security deposit which will be a minimum of one and a half month’s rent. The deposit is held against any damages or expenses arising during your tenancy and will not be released until after you have vacated the property, the Landlord/Agent has inspected, all rent is up to date and any damages or expenses have been agreed by all parties. The deposit will be secured into an authorised Tenancy Deposit Scheme. Details about how your deposit is protected will be given at time of sign up which includes the contact details and what to do if there is a dispute between Landlord and Tenant where the TDS will adjudicate.

No interest on the deposit is payable to either party.

Let Only 10% plus VAT / 12% inclusive of VAT
Let only service includes marketing the property, carrying out accompanied viewings, obtaining relevant checks on the potential tenants including credit checks and referencing and finalising the tenancy agreement.
Find Only with Rent collect 12% plus VAT / 14.5% inclusive of VAT
As an additional service we can also offer a monthly rental collection, pursue non payment of rent and provide advise on rent arrears.
Full Management 15% plus VAT / 18% inclusive of VAT
Full management included all of the above, as well as getting quotes for repairs and arranging for repairs within the property, carrying out routine inspections per annum and notifying the landlord of the outcome.
